The Wharf Residence achieved a new peak of $2421 per sq. ft.
The Wharf Residency, a condo with a 999-year-leasehold, topped a recent list of condos to see a new psf price high between Sept. 12-19.
A two-bedroom 1,066 sq.ft. unit sold at $2.58 million or $2.421 per square feet. The owner bought the unit for $2.4m (or $2252 per sq ft) on 10 May 2018. This means that they made a $180,000 gain.
In the same period, the freehold condo at Robertson 100 reached a psf high of $2.304. This sale follows the $2,088,888 sale of an 872 ft2 two-bedroom unit on Sept 18.
The unit, originally purchased on May 29th, 2019, was worth $1.59m. That’s $1.827 psf. It represents a profit of $415.888 to the seller.
This latest deal beats the previous $2,251-per-square foot record set by a 1,044 sq. ft. three bedroom house that sold in April for $2.35m, or $2.251 per square feet.
Robertson 100 completed in 2004 houses 186 residences. MCL Land, an entirely-owned, listed company Hongkong Land Holdings member of Jardine Matthews Group, developed it.
River Valley is located within District 9 along Robertson Quay. Great World MRT Station is nearby, as are Havelock MRT Stations.

This is a third resale at the property. In April, a 2,381 sq ft 2-bedder measuring 1,033sq ft was sold at $2.46m. In May, the second transaction involved an 1,066-square-foot two bedroom unit that was sold at $2.33 (or $2.186 per square foot).
The Wharf Residence by Leonie Court is a project of four 10-to-23-storey condo blocks along Tong Watt Road located in River Valley District 9, in the District 9. It was finished in 2012, and contains 186 flats.
EdgeProp Landlens says that this property is accessible from the Fort Canning MRT Station as well as Great World MRT Station. It’s also near Ngee Ann-Adelaide Education Centre & River Valley Elementary School.
Sturdee Residences is another 99-year leasehold property that saw a new price record at $2.192 psf. This was the case with the purchase of a 420sqft one-bedroom apartment for $920,000 on 14th September. The unit is being sold for the first. The owner bought the 1-bedder for $747,000.
Sturdee Residences in Kallang is located along Beatty Road. It consists of 2 30-storey towers with a total of 306 condo apartments. They range from 420 to 1 830 sq ft for units with one to five bedroom options.
This is a $173,000 profit for the owner. This is the seventeenth unit at the condo that has been sold in this year. Based on caveats made, the average unit price this year was $1,951/sqft.
SL Capital is a subdivision of Sustained Land. Bendemeer MRT Stations as well as Farrer Park MRT Stations is within easy walking distance.
Sturdee Residences units rent for between $2.50-$9.5 per square foot (psf) per month. This average yield represents a 4.1% rental return for landlords.
Starting prices ranged from 680,000 dollars for a unit of 420 square feet, a one bedroom, to $3,2 million dollars for a 5,830-square foot penthouse.
The high rate of take-up is attributed to the location’s strategic city-fringe and close proximity to MRT.
A year before it was finished, the project was completely sold in August 2018. During its VIP launch in 2016, the condominium sold 40% or 120 units with an average price $1,550 per sqft.
