Land parcels at Kembangan & AMK earmarked for HDB flats

URA reported that the proposed changes will facilitate a upcoming residential project, which includes a brand new neighbourhood park, along with commercial and recreation amenities.

If this site is used to build HDB apartments, then they would fall into the Plus category due to their proximity to Kembangan MRT Station. It is possible that there are over 400 apartments.

There is a good chance that they will be offered as plus BTO flats in order to provide housing options for the area, as public housing is scarce in Kembangan.

Lengkong Tiga HDB Flats were constructed in the mid-to-late 1980s. Therefore, there was a large demand for affordable housing.

Experts note that the HDB BTO Chai Chee Green HDB launch in 2023 could be indicative of what prices can be expected for this area. The prices of the five-room apartment at Chaichee Green ranged from S$569,000 S$725,000.

In the event that this site is used as a public housing site, it will likely fall under the Plus Category, given its proximity from the MRT.

Central Weave@AMK, the last Build-To-Order(BTO) project to be completed in Ang Mo Kio by August 2022 was heavily oversubscribed – 12,620 people applied for its 896 BTO flats, a 14.2 times application rate.

URA had also announced earlier in the month that it planned to increase from 2.5 to 3 plot ratios for parcels of land along Jalan Kembangan.

As part of the Urban Redevelopment Authority’s (URA) plan to rezone land parcels to residential use in Ang Mo Kio & Kembangan, it is expected that more homes will be constructed.

One plot along Ang Mo Kio Avenue 2 should be rezoned residential to educational use. This plot has a gross plot-ratio of 3.5.

On the 18203.6 square metres of land, there is the former Kebun Baru Primary School. URA has announced that this site will be used to build “future high density residential developments”.

Ang Mo Kio is very near CHIJ St Nicholas Girls’ School. Mayflower Metro Station is a quick walk away.

Analysts anticipate that it will yield between 600 and 700 condominium units, if the site is set aside to be used for private housing.

AMO Residence has been developed on the last Government Land Sales plot sold near Ang Mo Kio Avenue 1.

AMO Residence launched in July 20,22. It sold 98 % of the units in one day for a median of $2.110 a square foot. This area is expected to be very popular with homebuyers.
