Kingsford begins previews for The Hill. Prices from S$1.9m

Kingsford Real Estate Development has announced that it will begin previews for The Hill @ One-North (Slim Barracks Rise) on Saturday, Apr 6. Prices for a two bedroom unit start at S$1.9million.

The condominium, located in District 5, sits on 63.901 square feet. There will be 142 residential units spread over a seven storey block, as well as two 11-storey blocks.

Starts at S$1.9m or S$2,596psf for two-bedroom apartments ranging in size between 732-893 sq ft. S$2.3 Million, or S$2,429 sq ft for a three-bedroom unit between 947-1,227 ft2. From S$3,000,000 (S$2,445 psf) for four-bedders between 1,227 and 1,410 sq. ft.

This 99-year Leasehold Site was hotly contested between 10 bidders and eventually awarded to Gao Xiuhua (one of the owners at Kingsford Development) for S$162.4 Million or S$1,210 a plot ratio per square foot.

URA announced at the site’s opening that JTC continues to strive to increase the number of residences in the One-North Estate.

Kingsford Development’s spokesperson confirmed that five additional commercial units would be added to the project at a subsequent date. Four of these commercial units are located at street level while the rest, which is on the 3rd floor, face the one-north Park.

Blossoms in the Park in April 2013 was launched within the area at S$2,200-S$2,400 psf. The 275 unit project is made up of units that range from one to four bedrooms in a single block.

The project, which is situated on a plot measuring 85,648 sf, was sold for S$320.1m or S$1,245 psf ppr to EL Development. As of 26 Mar, the project had sold 241 apartments. The project has sold 241 units as of Mar 26.

One-North Eden is another nearby project, with 165 units. It was fully sold by 2022 at a price of S$1,988/sqft.

One-North only has two residential sites, Blossoms @ The Park and The Hill @ One-North.

Blossoms in the Park, a development of 902,1% units, has been sold since April 5. Rents around the area are roughly 20 per cent higher than nearby non-landed project – like Dover Parkview and Heritage View.

The Hill @ One-North has no new private housing supply planned in the near future. Two projects will enter the market in 2019, but they will be located at Media Circle, further away.

The Government awarded a residential with commercial first-floor site in February 2024. A second Government Land Sales plot is scheduled to be offered for bid in May.

The Hill @ One-North’s sales bookings begin on 20 April, and the project should be completed by end of 2026.
